BUYER REQUIRED REPAIRS
If you pay a SANITARY DISTRICT or local government for water or
sewer services you must pay your bill in full before the closing
and bring a LETTER OR RECEIPT to the closing that indicates the
current bill is paid. VILLAGES DEMANDING REVENUE STAMPS WILL
NOT ISSUE STAMPS UNLESS WATER BILL IS PAID.
FOR APARTMENT BUILDINGS, BRING ALL LEASES AND UNIT KEYS TO THE
CLOSING. CALL YOUR ATTORNEY WITH RENTAL AND SECURITY DEPOSIT AMOUNTS
FOR EACH APARTMENT AT LEAST ONE WEEK BEFORE THE CLOSING.
CONDO AND LOCAL ASSOCIATION
IF YOU PAY DUES TO A NEIGHBORHOOD ASSOCIATION OR CONDO MANAGER
YOU MUST PAY YOUR ASSESSMENT IN FULL FOR THE MONTH OF THE
CLOSING. IF TIME IS SHORT PAY THIS WITH A CERTIFIED CHECK OR
MONEY ORDER AND GET A RECEIPT. YOUR ATTORNEY WILL ORDER A LETTER FROM
THE ASSOCIATION STATING THAT NOTHING IS DUE AND THAT THE ASSOCIATION
HAS NO RIGHT OF FIRST REFUSAL OR THAT IT IS WAIVING ITS RIGHT OF FIRST
REFUSAL. Make sure you have a copy of your CONDOMINIUM DECLARATION and
CONDOMINIUM BYLAWS and RULES. PLEASE HAVE THE REALTOR MAKE A
COMPLETE COPY OF THESE DOCUMENTS AND DELIVER ONE SET TO THE NEW
LENDER AND BRING THE OTHER SET TO THE CLOSING. YOUR ATTORNEY MAY NEED
A COPY OF THESE DOCUMENTS BEFORE THE CLOSING.
VILLAGE REVENUE STAMPS
YOUR CITY OR VILLAGE MAY REQUIRE REVENUE STAMPS ON DEEDS. If your
village requires that you pay revenue stamps to sell property, you may
have to pick up documents or copies at your attorney's office
approximately 3 days before the closing. Bring them to the village for
having the stamps affixed to the deed or given to you in an envelope.
SOME VILLAGES WILL ALLOW ATTORNEYS TO FAX THEM COPIES OF NEEDED
DOCUMENTS SO THAT ALL YOU HAVE TO DO IS BRING IN A CHECK TO GET THE
STAMPS. VILLAGES WILL NOT SELL THE STAMPS IF YOU OWE MONEY ON YOUR
WATER BILL OR FAIL TO GET INSPECTION APPROVAL. FOR CHICAGO, JUST PAY
YOUR WATER BILL. IF I HAVE TO PICK UP THE STAMPS, I CHARGE $50.00.
