Your real estate sale contract calls for a closing on a particular
date. As of now there is no guarantee that it will take place as
scheduled. All persons named in the present title and their spouses
must attend the closing and they should bring drivers licences or
other identification. If you cannot attend the closing you must sign
all necessary papers at your attorneys office or at your out of town
location, in advance. Let your attorney know this immediately.

PRELIMINARY REPAIRS

As soon as you sign a contract to sell your property, start cleaning
and fixing your property to minimize disputes at the closing and to
make sure you can sell the property to someone else if your first deal
falls through. Replace all cracked windows and fogged thermopane
windows. Clean all interior glass such as mirrors and shower doors.
Repair all leaking faucets and other plumbing problems. Apply caulking
to all places where it is needed. Check your furnace and air
conditioner. Repair all cracks and nail holes in plaster. In summary,
if anything needs repair, do it.

LENDER INSPECTIONS AND REPAIRS

Your buyer's LENDER will probably require inspection of your property
for appraisal or VA/FHA purposes. You must provide access to your
property for such inspectors. IT IS YOUR RESPONSIBILITY TO MAKE ANY
REPAIRS REQUIRED BY SUCH INSPECTIONS AND ARRANGE FOR REINSPECTIONS IF
REQUIRED. ASK YOUR REALTOR TO PROVIDE ACCESS TO THE PROPERTY FOR
INSPECTIONS AND REPAIRS IF NEEDED. FHA BUYERS MUST HAVE A TERMITE
INSPECTION.
